Rent Storm in Lagos: Government Urges Landlords to Rethink Price Hikes

The Lagos State Government is speaking out against the sharp rise in rent prices across the city. Many residents say the increases are making it difficult to keep a roof over their heads. Officials are asking landlords to stop raising rent without reason.

To help tenants, the government is rolling out a more flexible rent payment option. This system allows people to pay monthly, quarterly, or yearly—whichever works best for them. The goal is to reduce stress on renters and make housing more affordable.

Real estate professionals are already taking part in discussions about this new approach. The state has also called on industry groups to listen to public complaints about high fees and constant rent increases. Many of these charges go against Lagos property laws.

At a meeting with the Estate, Rent and Commission Agents Association of Nigeria, housing officials shared their concerns. Commissioner Moruf Akinderu-Fatai and Special Adviser Barakat Odunuga-Bakare pointed out that some agents are acting outside the law. These actions, they said, are making it harder for tenants to keep up with rent.

They reminded the group that Lagos law only allows a maximum of 10 percent in agency fees. Any extra fees or hidden charges are not permitted. Agents were asked to stop pushing landlords to raise rent without proper cause.

The Commissioner urged agents to support the flexible rent plan. This system can help both landlords and tenants by encouraging regular payments and reducing disputes. It also offers tenants more control over how they manage their finances.

Godwin Aleke, president of the association, gave his full support. He said members are ready to help the government promote the new payment system. The association will also work with others in the real estate field to improve housing practices in Lagos.

This meeting is part of the state’s wider plan to fix the rental market. The government wants to end unfair charges and bring relief to those struggling with rising housing costs.
