Victoria Garden City (VGC), one of Lagos State’s most prestigious residential estates, continues to experience a booming real estate market, with property prices and rental costs reaching record highs.
Located along the Lekki-Epe Expressway, VGC is renowned for its luxurious housing, top-tier security, and well-planned infrastructure, making it a preferred choice for high-net-worth individuals, expatriates, and business executives.
Escalating Property Prices and Rental Rates
The cost of housing in VGC has surged significantly in recent years. Current market data shows that the average price of a home in the estate stands at ₦130 million, with some properties selling for as high as ₦700 million, depending on size and features. Rental prices have also spiked, with three-bedroom apartments renting for between ₦6 million and ₦12 million per year.
According to real estate experts , the continuous rise in housing costs is a reflection of high demand, limited supply, and the estate’s exclusivity.
“VGC offers a unique blend of comfort, security, and status. It remains a prime location for those who can afford it, and as long as demand stays high, prices will continue to rise,” he said.
Infrastructure and Community Appeal
VGC is known for its structured layout, excellent road network, and well-maintained public spaces. The estate is divided into closes and roads, making navigation seamless for residents and visitors. Additionally, VGC offers green spaces, parks, and recreational facilities, providing a serene environment away from the bustling city life of Lagos.
Long-time resident shared her experience of living in the estate:
“The environment here is peaceful, the roads are good, and security is well-managed. However, the increasing cost of housing is making it difficult for new families to move in. It’s becoming more of an exclusive enclave for the wealthy,” she noted.
Security and Future Outlook
Security remains a top priority in VGC, with strict access control, round-the-clock surveillance, and armed patrols ensuring residents feel safe. These security measures have further cemented VGC’s reputation as one of Lagos’ most secure residential estates.
However, as housing prices continue to climb, real estate experts warn that VGC may become even more inaccessible to middle-class buyers, further limiting diversity within the community.
For now, Victoria Garden City remains a symbol of luxury, exclusivity, and high-end living, a status that continues to drive demand and, consequently, rising property values.
