The Federal Housing Authority has issued a firm directive to estate developers operating in Lugbe, Karu, and Kubwa within the Federal Capital Territory, setting a strict three-month deadline for them to regularize their construction approvals.
Effective immediately, all ongoing development projects in these areas are to be suspended until the necessary documentation is submitted and verified.
The FHA’s management, in a statement released on Sunday, made it clear that compliance is non-negotiable. Developers are now required to report in person to the FHA headquarters at No. 26 Julius Nyerere Crescent, Asokoro, Abuja, starting February 3, 2025. At this meeting, they must present crucial documents, including Letters of Allocation, Approved Building Plans, Payment Receipts, and other proof of ownership, such as consent letters for transferred properties.
To enforce these new regulations, all construction activity in the affected estates must cease immediately. This move aims to ensure that all real estate developments within FHA-managed estates adhere to set guidelines and legal standards. The authority has stressed that no developer will be allowed to continue work without first obtaining full approval.
Recognizing that many commercial property owners lack proper documentation, the FHA has introduced a special amnesty window. Under this provision, developers of commercial properties without the required permits have until May 3, 2025, to rectify their documentation and obtain necessary approvals. This amnesty is seen as a final opportunity for non-compliant developers to put their paperwork in order and avoid future legal consequences.
The FHA has made it clear that any developer failing to meet this deadline will face severe penalties. Sanctions will be applied to those who ignore the directive, with enforcement measures expected to be stringent. Authorities emphasize that this initiative is a crucial step in restoring order to real estate development in the region, preventing unregulated construction, and ensuring compliance with FHA regulations.
With the clock ticking, developers now face a critical decision—either comply with the regulations or risk facing the full force of the law.
