Ambode-Era Ilubirin Housing Project Revitalized with First Block Completion

The Ilubirin Foreshore mixed-use development project, initially launched during the administration of former Lagos State Governor Akinwunmi Ambode, has reached a significant milestone with the completion of its first residential apartments.

This marks a major step forward in addressing the demand for quality housing in Lagos State.

Spanning a 29-hectare area on Lagos Island, the project had faced years of delays but was revitalized under Ambode’s administration through a public-private partnership. Following rigorous reviews, the contract was awarded to First Investment Property Company (FIDC), with Arbico PLC handling construction and SAOTA International Architects and ECAD Design Architects Ltd providing the design.

According to Lerato Lekema-Okoro, Sales Manager for Ilubirin, the first phase includes 190 residential units spread across nine blocks, offering one, two, and three-bedroom apartments. The estate boasts modern amenities such as an event center, restaurants, landscaped green spaces, a conference center, medical services, and a promenade overlooking the lagoon.

Lekema-Okoro emphasized the project’s goal of delivering an elevated living experience. “Features like double-glazed windows will reduce noise pollution, ensuring comfort in Lagos’s bustling environment,” she said. Future phases of the project will include mixed-use high-rise buildings to accommodate both residential and commercial needs, including shopping centers, offices, and hotels.

The project’s initial delays, caused by funding challenges, design modifications, and the redirection of a canal, had led to investor dissatisfaction. Lekema-Okoro acknowledged these issues, noting that costly adjustments were necessary to ensure the estate’s long-term functionality and sustainability.

To make the apartments more accessible, Ilubirin Foreshore has partnered with Prudential Mortgage Bank to offer flexible payment options. Buyers can spread payments over two years or secure mortgages for up to 10 years, with negotiated single-digit interest rates for the first two years.

Strategically located, the estate provides easy access to Lagos Island, the mainland, and Victoria Island. The inclusion of green spaces is also integral to the project, promoting a balanced and sustainable living environment.

With the first block now complete, Ilubirin Foreshore is set to relaunch into the market. Lekema-Okoro expressed confidence in the project’s renewed momentum, stating, “Our commitment is to deliver a world-class residential experience that aligns with current realities and exceeds expectations.”

This development signals a new chapter for the ambitious Ilubirin project, which is poised to attract investors and homebuyers seeking quality and connectivity in Lagos.
