Lagos State Commissioner Reveals 80% of Buildings in Ibeju Lekki Lack Approval

Dr. Oluyinka Olumide, the Lagos State Commissioner for Physical Planning and Urban Development, has revealed that a staggering 80% of buildings in Ibeju Lekki do not have approval.

This disclosure was made during a recent interview with journalists.

Dr. Olumide highlighted the process for obtaining approval, starting with acquiring planning information to understand the zoning regulations. He noted that many people buy agricultural land without knowing its designated use, leading to unauthorized developments.

He explained that the next step is to obtain a fence permit, which should reveal the zoning information. Following this, a layout permit is required, but this cannot be obtained if the land is not zoned for the intended purpose.

Despite these regulations, many developments proceed without approval, leading to issues. The Chief Executive Officer of Octo5 Holdings, Jide Odusolu, commented on the situation, stating that the masterplan for Lekki Peninsula was distorted after 2010 due to rapid, unregulated development.

He emphasized that many newer estates ignored the original regulations, creating a chaotic development pattern. Femi Oyedele, Managing Director of Fame at Oyster & Co. Nigeria, added that most estates in the area lack coordinated layout plans, leading to a disorganized urban landscape.

To address these challenges, there are calls for a thorough review and enforcement of planning regulations, including the demolition of unauthorized structures to pave the way for planned development and improved infrastructure, akin to the restoration efforts in Abuja by Nasir El-Rufai.
